What to Expect from Start to Finish

We begin with a conversation — in person or by phone. We review your credit report and flag any potential hurdles. You’ll leave with a clear roadmap for qualifying, along with our expert recommendations.
💼 Step 2: Document Review & Pre-Approval Letter
Next, we review your financial documents:
- Pay stubs
- W-2s or tax returns
- Bank statements
- 401(k)/retirement accounts
- Gift funds (if applicable)
Once qualified, we issue your personalized Loan Pre-Approval Letter — your official “green light” to shop. Most real estate agents require this before showing homes.
🤝 Step 3: Offer Accepted & Initial Disclosures
When your offer is accepted, we move quickly to:
- Provide your Initial Loan Disclosures
- Lock your rate (no lock fee!)
- Enable e-signing from your phone or computer
We keep you and your agent in the loop to keep momentum high.
📝 Step 4: Underwriting Approval
We submit your complete file to underwriting. Once approved, we:
- Clearly explain all conditions
- Work with you to collect final documents
- Keep the closing schedule on track
🖊️ Step 5: Closing Appointment
You’re almost there! Your loan docs are sent to escrow. You can sign in-office or from home — whichever is more convenient.
💰 Step 6: Final Funding & Recording
Our funding team sends your loan to title. Once complete:
- Your old loan is paid off (for refinances)
- Your new loan is recorded with the county
- You get the keys!
